Slunj, hotel building 2400 m2 with project - PRICE ON REQUEST
Only twenty kilometers from the Plitvice Lakes, a unique natural phenomenon, the building that once housed the Slunjčica hotel in Slunj, with an area of 2,400 m2, is for sale along with the project. The building consists of: basement, basement, ground floor, first floor and attic. It was built in 1950. The contents of the building have changed over the years. It was originally built as a hotel in a smaller area than it is today, and over the years it was expanded according to needs to enrich the basic facilities. The existing office building has an elongated rectangular floor plan shape with maximum floor plan dimensions of approx. 62.11x20.06m. The building has two entrances from two streets and consists of three parts, the oldest central part and two additions, one from the south and one from the north. The basement of the extension in the northern part was built on supporting walls made of stone blocks. The height of these supporting walls is approx. 5.50 m. All load-bearing walls of the basement and basement are approx. 60.0 cm wide and are built of solid brick or stone. The other walls of the building are made of solid brick in different final thicknesses depending on the constructive role of the wall. The outer wall of the northern extension is made of concrete blocks with a thickness of 20.0 cm. The mezzanine structure of the basement and basement has a ribbed ceiling, and the ground floor and first floor are wooden (reeds, wooden beams, embankment, boards, nailed parquet). The clear height of the basement is approx. 3.00 m on the ground floor and 3.00 m on the first floor. The facility is connected to all existing local infrastructure. Water and sewerage installations and electrical installations were carried out in the building. The staircase on all floors is made of reinforced concrete and is in good condition.
A location permit was obtained from state authorities for the reconstruction of the building into a hotel with 32 accommodation units, which should include a bistro with panoramic terraces for hotel guests and other guests, and a multifunctional hall of over 400 m2. The conceptual project on the basis of which the location permit was obtained enables the categorization of the future hotel at the level of 3 or 4 stars.
To start construction works, it is necessary to complete the main reconstruction project based on the location permit and obtain a building permit (all communal contributions have been paid, and the current project owner, together with the architectural office, can take over the responsibility of obtaining the building permit in a short time.
The proximity of Plitvice, the natural beauty of Slunj and its surroundings bring hundreds of thousands of people to Slunj, many of whom choose Slunj as a place where they want to spend their free time.
