We offer for sale a plot of land with an area of 605m2, located in the town of Marina, in the first row to the sea. Along with this land, there is a building permit for a family house with a swimming pool and two additional detached buildings, one of which would be used as a garage, and the other, buried under the pool, as a technical facility with an engine room. The project involves the replacement of an existing residential building. In other words, the existing residential building will be completely removed and the construction of a new building is planned.
It is foreseen that the house to which the building permit applies has three floors, i.e. ground floor, first floor and second floor. The floors would be connected by an elevator and an internal staircase.
The following rooms would be located on the ground floor of the house:

Contact with the outside space is possible from all living spaces through glass walls. The roof of the house is exclusively for use for the purpose of service of technical equipment and/or repair of roof layers, lightning protection installation, etc.
Within the garden of the house, the area of which is 426.8 m2, there will be:
- Terrace, surface area 118.2m2, with an uncovered part with the aforementioned pool, maximum dimensions 8.4 x 3.7m, space for sunbathing or other activities and a covered part for dining or similar

The building plot has a regular, rectangular shape and is bounded on the southwest side by a road, and on the southeast and northwest sides by two built-up building plots. The terrain falls from the northeast to the southwest with a slope of 35%. The height difference between the north-east and south-west borders of the plot is greater than 13m. The road and pedestrian connection of the plot to the public road was realized in the southwestern part of the building plot.
Current status:
The vehicular access and the main pedestrian entrance to the plot are from the southwest. The height difference on the ground is overcome by an external staircase next to the building. The existing residential building with floors E = P+2 is covered partly with a sloping and partly with a flat roof. The GBP of the ground floor is 51.86m2, the GBP of the 1st floor is 84.11m2, and the GBP of the 2nd floor is 65.73m2. GBP in total (residential building - according to the rendering) is P (A) = 201.79m2. The height of the existing building is 8.84m.
Designed condition:
The residential house (building of basic purpose) is placed in the northeast-southwest direction. The building has 3 floors (G+2) and the highest height from the ready landscaped area next to the building to the cornice (upper elevation of the load-bearing structure of the last floor) is 9.5m. Auxiliary buildings and green terraces follow the natural terrain in a cascade. The maximum height of the basic purpose building is 9.5m (allowed max. 9.5m). The clear height of the ground floor of the residential building is 2.69m at the highest and 2.34m at the lowest part. The clear height of the 1st and 2nd floors is 2.60m. The clear height in the garage is 2.40m. The final floor is formed by a flat impassable roof.
