A conceptual solution was made for the field, in which the construction of the PEĆINE SPORTS CENTER is proposed
underground garage, main building and sports field in Rijeka, Pećine neighborhood.
The area in question is located within the DPU of the city area of Pećina
and it has plan designations R1-3. According to the DPU, the zone includes planning uses R1 -
Sports and recreational purpose - SPORT.
According to the DPU, the building parcel of the planning designation has a total area of 3,072.0 m², s
with the largest permitted built-up area of the plot of 2,445.0 m². The biggest
the permitted number of floors is P+1 with a maximum building height limit of total
8.0 m.
EXISTING CONDITION
The area in question includes a flat plateau approx. 1.5 m above Šetalište XIII Street
division in Rijeka, where a sports field has been arranged, namely two tennis courts. Except
of the organized sports field in the zone includes the sports building and
catering purposes.
On the south-west side of the plot is defined by a street which is approx. 1.5m below ground level
plateau of sports fields. It is determined from the north-west and part of the south-east side
public pedestrian area - public stairs. From the northeast side and part
the southeast side is defined by a cliff.
PLANNED CONDITION
This conceptual solution proposes the construction of the sports center Pećine i
underground garage for a total of 59 parking spaces. There is a garage on the roof
foresees the arrangement of the sports area and the reconstruction of the stands.
According to the cartographic representation 4. CONDITIONS OF CONSTRUCTION, the building plot is planned
marks R1-3, the construction of building P+1 on the regulatory direction of the total is foreseen
floor plan area 490.0 m², and total gross area 780.0 m².
In the planned part of the building, it is planned to accommodate sports and recreational facilities such as
club space, dressing rooms, gym, and hospitality and business spaces.
In the continuation of the construction plot with the entrance from Šetalište Street XIII division, an underground is planned
garage. On the roof of the garage, a sports field with organized stands is being arranged.
